‍2011 - Inception

Started from a single owned property in Gurgaon (Gurugram), Mrs. Madhu Singh led the operation and launched full-time, with both Kunal and Shaurya pitching in with their respective inputs. The Sector 40 building has stood the test of time and includes 7 fully serviced apartments.The apartments were designed by a well known architect Mr. Sandeep Khera, who created a building that has stood the test of time. The design keeps it cool during the winter with cross flows, with ample day light streaming in.

The concept of Service Apartments in Gurgaon started around 2010. That time, service apartments were very basic and you could rent them easily to people without a formal lease or any security deposit. However, things have changed a lot since then - and now in Gurugram, there are basically 3 ways in which the whole process of rental works. There are 3 ways in which you can rent a furnished or a fully serviced apartment in Gurugram.

** Short term Service Apartments on rent in Gurgaon- Although the term says rent, usually there is no rental agreement here between the provider and the renter. Usually the rent or stay period is anywhere from 1 day up to 1 week. In this short term period, usually the booking is done via some booking platform like Airbnb, hotel website, or a travel agent. These service apartments usually have the convenience of a hotel, combined with the warmth of a home. A home like feeling is critical for many travelers - so space, sunlight, a garden, open air and a general feeling of comfort are important. So is the option of having a kitchen to cook in while still maintaining the option of ordering in when required. The usual payment is rent plus any damage deposit (this is becoming less common now) and the payment is done online. There are a whole host of Property Systems that can help hosts set this up, including the PMS used by Perch called Finner. ** Service Apartments on monthly rent in Gurgaon- The other option for guests coming to Gurgaon and looking for a longer stay is a monthly rental deal. Usually, most of the short term service apartment providers in Gurgaon will offer you special monthly deals as well. This works really well for guests who are coming to Gurgaon for a longer period of time - lot of expats move to Gurgaon for a few months. There are also several corporate heads who have to move to the Gurgaon office and like the convenience of having their own personal space in a budget. Many medical travelers come for periods of up to a few months. Most of these travelers don't want to get a long term lease as most leased apartments require a security deposit and also a lot of paper work. In addition, they would have to organize for things like Wi-Fi, water, electricity, etc. Plus, the issue of getting regular cleaners. So, a monthly deal is a great option for most of these travelers.
In terms of the cost and economics of a long term deal, you can find up to 40% discount on a service apartment. So, if the charge is around INR 4000 per day for a 1BHK, then monthly charge could be around INR 75,000 (this is just an example and actual prices may vary)- do keep in mind that this includes Wi-Fi, water, electricity, cleaning and sometimes even a breakfast. A comparable furnished apartment would be for around INR 50,000 with all the amenities and without any headache. Some of our really good service apartments available on monthly rent are - 2BHK and 1BHK near HUDA City, 5 BHK & Independent Floor near Galleria & Executive Studios on Golf Course Road near South Extension Metro.

** Fully furnished Service Apartments on long term rent - And the third option is of course if you are coming to Gurgaon for a long term (more than 8-10 months), then you may want to rent a furnished service apartment for long stay. Now, the term is a bit misleading - as usually either its a furnished apartment or its a serviced apartment. Most of the apartment complexes in Gurgaon that offer long term rentals require a lease and security deposit. So, while the process is lengthy and daunting, there is support from professional agencies like Perch to provide an end to end service. Highlighting some of the critical steps in this process are as follows -1 -Identify the right furnished apartments for your needs including the location, amenities, cost and terms of the long term rental lease. 2- Inspection of the property and providing a security deposit if the property is good (this process may take 3-4 weeks) 3- Complete the lease by confirming the terms, transferring money to the company 4- Moving in a few days later and organising all the amenities like wifi, cleaning, TV, electricity, etc.

Of course if you are working with a company like Perch, then all this is taken care of by us and all you will need are steps 1 and 3 (which may take 1-2 weeks). Once of the really good options is to rent the apartment on a short term stay basis in Gurgaon - then decide if its the right fit for you.
